Senate Bill 9, also called the California
Housing Opportunity and More Efficiency
(HOME) Act, is state law that enables and
streamlines the process for homeowners to
split their single-family residential lot into two
separate lots, and build up to two new housing
units on each.

You have 3 options for an SB 9 project:

Opt 1: Lot Split

Divide your lot into two parcels; you get a new lot to sell or develop

Your lot must be at least 2,400 sq.ft. and can be divided 50/50 or 60/40

Opt 2: Two-Units

Keep your parcel as is and add up to 2 units total, plus ADUs & JADUs allowed by zoning standards

Opt 3: Lot Split & Two-Units

Divide your lot into two parcels; you get a new lot to sell or develop

Divide your parcel, and add up to 4 units total
